Something for buyers to remember is that you need your own agent. When you are dealing with the listing agent, you are dealing with the SELLER’S representative. The agent, no matter how helpful, has the responsibility to protect the sellers best interest, not yours.

What most buyers do not realize is that it usually doesn’t cost them anything to have an agent that is working for their best interest. The buyer’s agent commission is normally paid by the listing broker through a cooperative compensation agreement. Sometimes in the case of a 'For Sale By Owner' the buyer will have to cover the expense only if the sellers refuse to pay a Buyer's Agent.
